(SmyrnaVinings.News) — Mableton’s newly adopted comprehensive plan calls for a new downtown, broader housing choices and a city-specific zoning code, with a five-year work program identifying proposed schedules, costs and partners.
The City Council adopted Mableton 2045 to guide development and public investment through 2045. The plan identifies 12 character areas with recommendations tailored to different parts of the city.
Adoption does not automatically change zoning or authorize construction. Individual recommendations will require further policy decisions, projects and funding approvals.
A new downtown: The plan promotes town center development near Veterans Memorial Highway, Floyd Road and Mableton Parkway.
It calls for green space, a civic anchor and opportunities for private development. Its work program targets 2027 and 2028 for identifying a downtown location that could accommodate those elements.
The broader strategy also calls for a central public gathering space for cultural events and programming.
Zoning and housing: The work program targets 2027 through 2029 for creating a Mableton-specific zoning code, with an estimated cost of $300,000 to $500,000.
Housing recommendations include creating opportunities for duplexes and triplexes in single-family neighborhoods under certain conditions. The plan also proposes reducing minimum home sizes in targeted areas to lower construction costs and sales prices.
Those recommendations would guide future zoning decisions rather than immediately authorize those housing types.
The Smyrna connection: The work program lists Cobb County and Smyrna as potential partners in an East-West Connector joint plan scheduled for 2028 through 2030.
It estimates Mableton’s portion at $50,000 and identifies the general fund as a potential funding source. The document does not establish a completed partnership agreement.
Other priorities include strengthening commercial corridors, improving transportation connections, protecting neighborhoods and green space, and addressing flooding.
“This is about taking ownership of Mableton’s future,” Mayor Michael Owens said in a release.
